Most builders hit the same wall on projects that need real design — a custom home, an addition, a gut renovation. You either bring in an outside architect and lose some control over the timeline, the budget, and the client relationship, or you pass on the work. Hiring an architect in-house solves it, but it's a cost and a commitment that's hard to justify unless design work is constant.
We work as your design department instead. You bring the client and the project; we produce the concepts, the permit-ready drawings, and handle the design questions that come up along the way — under your firm, as part of your team. You stay in front of your client and keep building, whether you need us on a single project or across many.

Over the past five years, I've taken 20+ residential projects through design, permitting, and construction — from hurricane-zone villas in the US Virgin Islands to concrete-frame homes in California and timber builds in British Columbia. Budgets range from $100K to $3M.
I work with developers, contractors, and homeowners across the US, Canada, and Europe. The focus is custom residential: schematic design through permit-ready construction documents, in Archicad and BIM. Full CD sets built for submission, not just pretty drawings.

Turn an inquiry into something you can show a client and quote against — fast, before the project cools. New build or renovation.
A fixed-fee first look that gives you a design to put in front of the client and enough material direction to price the job, without committing to full design.Consultation: A working session to establish scope, the site or existing space, and intent.
Floor plan: A schematic layout — a new plan, or your existing space reworked.
Elevations or key views: The exterior character for a new build, or the key interior elevations for a renovation.
Preliminary materials outline: Area tabulation and gross material direction — structure and envelope for new build, finishes and fit-out for a renovation.Choose this if you've got an inquiry you need to show and price quickly — before you commit to full design, or before you even know the project's real.

Development Set | USD 1.5 / square foot
The main architectural drawings, developed and coordinated to align the whole project. This is where the design gets resolved and drawn to how you build — a new structure or a reworked existing space — ready for permit and structural.
Plans: Developed and coordinated plans — new layouts, or existing, demolition, and proposed plans for a renovation.
Elevations & sections: The project resolved in three dimensions — exterior elevations for a new build, interior elevations for a renovation, with sections where the scope needs them.
Door & window schedule: Openings scheduled and specified.
Site or existing-conditions plan: The building placed on the lot for a new build; an existing-conditions and demolition plan for a renovation.
Materials list: Main materials and finishes with quantitiesChoose this if the project's a go and you need the design fully resolved and coordinated to move toward permit and bring in structural.
Architecture only · priced on the design area — the new or renovated space · engage your own engineer or we can recommend one; we coordinate structural either way. Minimum project value $500.

Construction set | USD 2.5 / square foot
The complete set your trades price and build from — everything in the Development Set taken to full construction detail, with structural closed out and the design resolved down to what actually gets built. New build or renovation.
Everything in the Development Set, fully detailed.
Construction details: The assemblies that make the set buildable — including how new work meets the existing structure on a renovation.
Electrical & plumbing layouts: Placement and runs — architectural, non-engineered.
Full materials specification: Every material and finish specified and quantified — including the detailed and secondary items not covered at Development.Choose this if you're heading to permit and site and need a complete set your trades can build and price from.

The project location and a rough idea of what you want — size, rooms, and what it needs to do. For a renovation, send measurements and photos (or an existing set). For a new build, the lot details and a survey if you have one.

It depends on your state and county — many one- and two-family homes don't need a stamp, some jurisdictions require one on everything. Our sets aren't sealed by default. Where you need it, we can bring in a licensed architect or engineer to seal, or work with yours. Your local building department has the final say, and we'll help you check early.

On the design area — the space we work on. New build: the gross floor area. Addition: the new area. Renovation: the area being reworked, not the whole house.

You provide the measurements and photos, or an existing set. Don't have them? We've worked with iGUIDE providers for accurate measurements and can point you to one in your area. We work from that to produce the existing, demolition, and proposed drawings.

No — it's a standalone $500 package, complete in itself, not a deposit. (The $500 on the Development Set is separate: a minimum project value, not the same fee.)

Residential is our focus — new builds, additions, and renovations, from single-family homes to multi-unit. We've also handled commercial projects, so if yours sits outside pure residential, ask and we'll tell you straight whether it's a fit.
