We specialise in residential projects across the US Virgin Islands, Florida, the Gulf Coast, Ohio, Romania, and the broader EU. Projects typically range from $100K to $3M in construction budget.

Our remote-first process means we're not limited by geography. We've delivered projects in British Columbia, Massachusetts, California, and beyond — if the project is the right fit, location isn't a constraint.

If you're not sure whether your project fits, Office Hours is the right place to start.

 Project workflow

1. Pre-Design

We start with a call to understand your site, your brief, and your constraints. We analyse what's possible before committing to a direction — and we have the hard budget conversation early, so there are no surprises later.

You receive: a complete project brief covering scope, phasing, pricing, and timeline. Work begins once it's accepted.

2. Schematic Design

We develop the design through drawings, diagrams, and 3D images — testing ideas, resolving the layout, and establishing the look and feel. You're part of this process throughout. Nothing is finalised without your input.

You receive: schematic drawings and 3D visuals showing the proposed design, ready for your review and sign-off.

3. Design Development

We take the approved design and build out the technical package — structure, systems, coordination with engineers and any other required specialists. This is where the project is made buildable.

You receive: developed drawings with full technical coordination, confirmed and ready to move into construction documentation.

3. Construction Drawings

We produce the complete permit-ready drawing set — architectural, structural, and coordination drawings — along with 3D models and images. This is the package your contractor prices from and builds to.

You receive: a full construction drawing set, permit-ready, with everything needed to go to tender and break ground

How we work:

  • Before any design work begins, we produce a complete project brief — scope, phases, deliverables, pricing, and timeline. This document is built from our first call, where we work through your site, your requirements, and the constraints that will shape the project.

Nothing starts until the brief is agreed. It means the project has a defined foundation from day one, and you know exactly what you're commissioning before you commit to anything.

  • We work by scheduled video call for decisions and reviews, and by asynchronous video message for everything in between. Async video — a short recorded walkthrough of a drawing, a change, a question — replaces the kind of meeting that exists only to describe something that could have been shown directly. It's faster, it's clearer, and it creates a record of what was discussed and why.

For clients in a different time zone, it means the project moves without waiting for calendars to align.

  • Before serious design work begins, we build a precise digital model of your site — topography, orientation, dimensions, constraints. Design options are tested and resolved inside that model before anything is presented to you.

What this means in practice: you see real proposals rather than approximations, revisions happen virtually where they cost nothing rather than on site where they cost considerably more, and the documentation produced at the end of each phase is built on geometry that has been checked, coordinated, and confirmed — not estimated.

Pricing information:

Schematic Design is priced as a fixed fee, scoped to your project. It's structured to be accessible — a defined starting point before a larger commitment is made. It covers the full design phase: drawings, 3D visuals, and your direct input throughout, until the direction is agreed.

Once the schematic is complete and the design is defined, the fee for Design Development and Construction Drawings is calculated based on the built area of the project. Each phase is priced from that figure, so the full cost picture is clear before work on the next phase begins.

You receive a complete project brief — covering scope, deliverables, and pricing — before any engagement starts. There is no commitment until the brief is agreed.
