What your estimate covers
Schematic Design: a fixed fee, and a low-risk starting point where your home takes shape.
Your documentation set: a construction set (complete, and can be used for permitting) or a lighter permit set. You need one of the two, not both.
Your features: garage, pool and interior design, developed to the same level as the set you choose.
Special jurisdiction: shown separately, for coastal and flood-zone sites with extra requirements.
Prices are shown as ranges based on the size you select, and are confirmed once Schematic Design is complete. Structural engineering, land survey, geotechnical report and permit fees are separate costs. We can put you in touch with the right people for your location.
