How to Build a Repeatable Design Catalog for Your Projects
If you build the same kinds of projects over and over, you're almost certainly paying to redesign what you should already own. For a contractor, a design catalog is a set of reusable designs built off one base project — you design it once and build it many times. But a catalog only works if it's narrow. The mistake is trying to make one catalog do everything; the ones that actually save you time and money are locked tightly to a single typology, a single region, and a single style, built off one base project and varied from there.
Get that discipline right and every future build in that lane starts from a known, permit-ready starting point instead of a blank page and a fresh design fee. Here's how to build one.
Lock it to one typology, one region, one style
The first rule of a working catalog is that you can't build across categories. Each of these has to be pinned down before you draw anything:
One typology — and a specific one. You don't build a catalog for "houses." You build it for a tightly defined type: ADUs, or single-family residences, or one-story buildings, or two-story buildings. And typology includes size — the square-footage band is part of the definition. A real catalog isn't "ADUs," it's single-story ADUs, 800–1,200 square feet. That specificity is the point; it's what lets the designs actually repeat.
One region. Properties in different regions carry different requirements and sit on different kinds of sites, so a catalog is built for a place. An East Coast catalog assumes one site typology; a Midwest catalog assumes another. A set designed for one region doesn't cleanly transfer to another, because the site conditions and requirements underneath it change.
One style. You can't mix aesthetics in a single catalog either. One catalog is contemporary; a separate one is traditional. Keep them apart — a catalog is a coherent design language, not a grab bag.
Get strict about these three and the catalog becomes genuinely reusable. Blur them and you've just made a folder of one-off plans.
Build a base project, then vary from it
Once the lane is defined, you build the catalog the same way every time: start with one base project — the design the whole catalog is aiming at — and then generate the catalog as a set of controlled variations off that base. The base is the reference; everything else is a move away from it.
What makes this work — and what makes it economical — is knowing which parts of the base stay put and which parts flex.
The core mechanic: fixed technicals, flexible everything-else
Every design in the catalog splits into two layers.
Fixed: the technicals. Your plumbing and the rest of the technical systems stay in place across the variations. This isn't arbitrary — the technical core is where a large share of the budget concentrates, so keeping it fixed is exactly what makes the catalog repeatable and economical. You hold the technicals constant and design around them.
Flexible: almost everything the client actually sees. With the technical core locked, the rest has a lot of room to move:
Floor plans are quite flexible — you can rework the layout substantially while keeping the technicals where they are.
Exterior materials and elevations — keep basically the same elevation, change a few elements and a few materials, and suddenly it reads as a completely different house.
Roof lines can be redrawn — a new roof can change the entire aesthetic appeal of the project.
Porches and similar features, same idea.
That's the whole trick: small, deliberate moves on the flexible layer produce visually distinct houses on the same fixed technical core. One base project becomes a catalog of homes that look like different designs but cost like the same one to build.

Building the base — and getting the variations right
The base project is worth doing properly, because everything downstream inherits from it. It should be a complete, well-resolved design for the middle of your typology — a clean single-story ADU at the center of your size band, say — with the technical core sorted the way you'll reuse it. A base that's fully worked out (down to a proper construction set) is what makes the variations fast; a half-finished base just pushes decisions into every future project. From there, the variations are a system, not a pile of one-offs. Because the technicals are fixed, each variation is a bounded set of moves: a re-planned interior around the same wet walls, a different elevation and material palette, a new roof line, a porch added or dropped. You're not redesigning — you're recombining a known kit of flexible parts over a fixed core. That's what lets you offer a client real choice without a real redesign fee.
Keep the technicals as your budget anchor
It's worth being explicit about why the technicals stay fixed: they're your budget anchor. Plumbing and the technical systems are cost-dense and disruptive to move, so every time you keep them in place, you hold the most expensive, least visible part of the build steady — which is exactly what lets the flexible layer change freely without blowing the number. A client gets a home that looks bespoke; you build off a cost structure you already know. Permitting and the payoff
Because the catalog is locked to one region, the base can be worked out against that region's requirements once — so each variation starts far closer to permit-ready than a from-scratch design would. It's not automatic across jurisdictions (that's part of why region is one of the locking axes), but within the lane you built it for, you're not relearning the requirements every time.
And that's where the return shows up: the catalog doesn't pay back on one job, it pays back across volume. The design investment happens once — the base and its variation system — and then every build in that typology, region, and style draws it down. The more you build in the lane, the cheaper and faster each one gets.
