A site management and BIM coordination role on the extensive renovation and raising of an existing single-family residence in California. The project scope covered structural framing adjustments, MEP coordination, staircase and railing design, yard planning, and street connection — with BIM used throughout as the primary tool for planning, quantity takeoffs, and budget control.

The engagement was technical rather than design-led. The value delivered was in the accuracy of the documentation and the coordination between trades — keeping the renovation on budget and on programme through a scope that touched nearly every system in the building.

The existing house had an above-ground basement level that was raised and converted into a proper ground floor, restructuring the section of the building from the foundation up. Structural framing was estimated and documented in full, alongside new MEP proposals covering electrical, plumbing, and gas systems — each requiring separate permit coordination.

Detailed drawings focused on the exterior staircase, decorative columns, and driveway, with front and rear yard planning completing the scope.
