Duplex House 1.0 | 3280 sq.ft. 2 story design

The Duplex House series is geared toward providing design development plans for dual units. Duplex House 1.0 is a basement and ground floor, 3 bedroom, 2 bathroom unit, designed for maximum space efficiency. The basement contains a recreational room, along with a bedroom (the bedroom has access to sunlight) a bathroom, and laundry. The ground floor contains the other 2 bedrooms along with an open plan living room with a kitchen, along with the other bathroom. A portion of the basement is left unfinished. The units are separated by an ICF wall.

The ground floor provides access to the back of the house, with the living room receiving light from 3 directions. The upper floor bathroom has access from both the master bedroom and the living room, creating an ensuite. The plan set contains everything to get you started, from floor plans to elevations, sections, and construction information, but please note that it doesn’t contain a structural design. Due to the complexity of a 2-floor design, structural engineering will have to be provided separately, but the project was thought out to work with a streamlined structure.

• Building dimensions: 35 feet (width) x 48 feet (length)

• Total built area: 1640 square feet per unit, total of 3280 square feet built area

• 2 Levels, ground floor and basement

• The basement contains a bedroom, recreation room, bathroom, and laundry

• The ground floor contains 2 bedrooms, a living room with a kitchen, and a bathroom

• The project was designed for a basement foundation with a wooden frame structure (please note structural engineering is not included in the project and will have to be provided)

• The plans are designed according to the 2021 International Residential Code. The set contains the PDF printable files, the DWG editable files (AutoCAD 2004) as well as an architectural and structural model in Sketchup SKP format (2019). What you will need to provide or choose (on your own):

• Local engineering review (snow, wind, seismic, etc.).

• Interior and exterior materials, finishes, and color selection: Some of them are suggested in the drawings, but you can always change and choose something else.

• Plumbing fixtures selection.

• Lighting fixtures selection: Again, some are suggested, but they can always be changed.

• Mechanical systems (heating, cooling, ventilation): A fireplace is designed along with a hood for the range.
